Work in Progress: A House Flipping Rom Com (Cook Brothers Book 1) Kindle Edition

4.3 out of 5 stars 3,908 ratings

Jamie Cook is a work-in-progress. He’s always wanted what his parents have: a good marriage, lots of kids, and financial security. He thought he’d have the first two with his ex-girlfriend while the third would come once he got his house-flipping business off the ground. When his ex doesn’t subscribe to his five-year plan, he makes Cook Brothers Construction his sole focus.

Then he moves next door to April Williams, a sassy single mom he can’t stop riling up. Throw in her matchmaking mother-in-law, who’s set her sights on Jamie being April’s knight in a leather tool belt, and a house threatening Jamie’s sanity, and it should be a recipe for disaster, but Jamie wants this three-month project to last forever. That’s if he can stop being the neighbor from hell and prove to April he’s not just flipping a house—he wants to flip her heart.

With enough explosive and passionate chemistry to set your cheeks aflame, and extremely funny banter to lighten up ANY mood, Jamie and April’s happily ever after is one you won't forget. When you have a hot, deliciously ALPHA, but tender hero, a sassy and bold heroine, and an ADORABLE six-year-old boy that steals the show with each turn of the page…I'd say you have one hell of a story on your hands. This book will give you ALL the feels, ALL the tingles, and ALL the beautiful satisfaction! You know what makes me so damn giddy? The fact that this is only the beginning! Jaxon Cook is up next and I can already tell that he will definitely give us a run for our money. *ARC provided by the author*

I'm mad at myself for taking so long to finish this book. This book is currently free on Amazon (as of 10/4/22) and book one through five are on Spotify! Not part of the audio-books feature that Spotify just added, just look up BJ Harvey and you'll find them! All of the narrators did a fantastic job, *chef's kiss*.

Okay enough about the audio-books! LOL I was really glad to read this since I had already listened to it, it really made me love the Cook brothers even more. This first book starts off with Jamie and April, Jamie took a risk, left his job to start house flipping. April is his neighbor with an adorable son named Axel. The story follows how they learn to let themselves go with a new person and how they fall in love and become a family.

Both characters are sassy, witty and very relatable. Yes it's a fiction rom-com, but I felt like this is a love story that could happen to anyone. Harvey did a great job with the character development and I really appreciate how she made this book's timeline. I don't know if I said that right lol But I liked how this book was a span of a few months. Yeah I'd say it was basically a love at first time of thing, but Harvey gave us more than just the beginnings of a love at first time romance! And that is what I LOVE. I want the mundane moments between the two love interests, it makes it feel more real to me! There were some spicy scenes, so keep that in mind, but I'd say they were like a three out of five? I don't really know how to rate spice LOL

I don't have anything bad to say about this, only that I'm now wanting to read all the others ones and wouldn't mind have the full collection in physical book form! I will also be re-listening to all the audio-books now and probably reviewing them as well because Cook Brothers. If you read them, you get it. They are swoon worthy!

I’ve had this book in my TBR list for sometime, and I’m so glad that I finally had the chance to read it. It was very well written, with an excellent story of a hard working man, and an equally hard working woman.
Jamie is determined to remodel a house that he is flipping, and with the help of his brothers and friend they succeed. Several occurrences cause the house to take longer than they anticipated, this makes Jamie work almost day and night to finish it on time. While working there, he meets his next door neighbor, April. She is a nurse, and a single mom to Axel, a very precocious young boy.
Jamie and April begin a relationship, and eventually fall in love. Through several complications, they finally reach their HEA.
I recommend this book with great characters, and beautiful writing by BJ Harvey.

What a fun, entertaining and sexy read!! Work In Progress is a great start to BJ Harvey’s newest series…..Cook County Series.

This series is a spin off from Ms. Harvey’s Game Series. Each of these books will be about the Cook Brothers. We first met the Cook Brothers in the Game series because they are Abi’s brothers (Game Saver) No the Game series doesn’t have to be read first to enjoy this newest book. There are some characters we see from previous books, but it isn’t something that will confuse the reader or feel like they are missing something.

Each book in this series is a standalone novel. Work In Progress, like I said , is the first in this series. It is told in Dual POV. I thought this book was filled with humor and love. I absolutely loved the banter between Jamie and April. But Axel, the mischievous 6 year old, really stole the show for me. I fell completely in love with that little boy. Once you read this book you will see why.

In this book we follow Jamie and April’s story. Jamie is the oldest of the Cook siblings and has decided to take his life in a new direction. He wants to buy and flip houses. Little did he know the purchase of his first house project would change his life for good. April is a single mom who works as a nurse. Little did she know that when she goes next door to tell the neighbor to turn down his music, it changes her life for good.

I loved both Jamie and April’s characters. They were a perfect match for each other. The banter between these two definitely had me laughing out loud. But as I said Axel Rhodes stole my heart :) You are going to want to meet this cast of characters.

I loved getting to know all of the Cook Siblings. I can’t wait to read each of their stories.

BJ Harvey is and will always be one of my All Time Favorite authors. I will read anything she writes. He stories always captivate me and are truly entertaining reads. Her’s are books I know will be read over and over again. If you haven’t had the pleasure of reading her books yet, start by picking up Work In Progress, and then sit back and enjoy the journey that her books take you on.

I thought this was an ok read, definitely had worse. The 18+ scenes are rather graphic.

I thought it was a nice change to write about a single mum finding love. What bugged me though was that her child clearly started to play second fiddle once she got down and dirty with the hero.

I would have liked to read more about the struggle to keep the forming relationship on the downlow or even the interaction between mum and the kid when she finally tells her son.

But the emotions of mum pretty much only included her feelings for our hero and no internal struggle on how to break it to her small child or any worries she could face if the relationship terminated after she introduced the hero as a new man in the house.

It just didn’t seem believable at these points.

Work in Progress was a fun contemporary romance full of laughter, chemistry and feel-good moments. This romance is between two characters in their mid-thirties who are experiencing their second chance at love and are a bit more cautious and jaded as a result. It starts with a hilariously relatable meet-cute which sets the stage for this neighbours-to-lovers romance with sweet chemistry and swoony moments.

One of the things that stands out most in Work in Progress is the amazing cast of characters. The main characters April and Jamie are so wonderfully written and their slow/medium-burn romance that builds up over the book is the perfect balance of laughter, heat and swoony moments. I also enjoyed the secondary characters, from Axel and Betty and their inclusion of Jamie in their family, to the crazy antics Cook brothers that I cannot wait to see more of in future books. Work in Progress is an enjoyable fast-paced contemporary romance that is easy to get lost in and will leave you with that warm swoony feeling by the end.

I enjoyed reading this book. BJ Harvey was a new-to-me name, but the premise intrigued. The book lived up to the blurb - characters, story line, and humour. The last mentioned had me laughing aloud. Book 2 in the series, here I come!
