I absolutely adored this story. I fell in love with it during the prologue.

Christy is a single mom, living in her parents basement, working hard and living for the small conversations she has with her food delivery driver, Kev. Kev is a single dad, living at home after his divorce, working hard in construction, and on his downtime delivering food. They two of them form an unlikely friendship and I enjoyed their little conversations through the food delivery app.

I loved the chemistry between Christy and Kev. I loved the progression of their relationship with each other. I loved seeing them form their own family. The support they gave each other over the years and just being that outlet that the other could talk to, without never actually meeting each other face to face.

I loved the secondary characters, well minus one, but Kev and Christy’s families were hilarious, supportive and added to their overall story. I love the uniqueness of Christy and Kev’s first “meeting”. It was what got me hooked into wanting to read this story in the first place.

If you’re looking for a single mom/single dad, small town, strangers to friends to lovers story this is one to read.

I was really intrigued by the story in the beginning. And then it started to get slow. And then I got back into it again. The story is pretty real feeling. The author doesn’t mince words when it comes to what life is like taking care of children and the messiness involved. I start reading this as a free sample and I liked it so much that I bought the book. But then it started dragging, and I was like, oh why did I buy the book. And the F-word started flying all over the place. I didn’t think the main character Kev was such a swearer at first because at first he was just texting back-and-forth to Christie. And then, man, I mean this book is filled with swearwords. There is some sex. But overall I like the whole premise and the idea. And the dynamics between the couples. And the whole family relationships. I like how Kev was with his ex and everything, and with her parents and his parents. It is really made the story good.

This is a strangers to friends to lovers story.
What I loved about this story was how very realistic it was.

Kevin, is a newly divorced dad of two who is also living in his parents basement.
He's barely making it with child support and alimony each month, so for extra money he decides to become a nownom driver.
This is how he meets Christy when he sees he's delivering a pregnancy test he can't help but message her.

Christy is a single mom who also is living at home, in her parents basement, to try to support herself and her son.
When she received the pregnancy test, two years ago, she never thought it would come with a message that would end up with the delivery guy becoming her best friend and confidante.

When they finally meet in person we see how Kev is trying to become a better person and Christy is just the woman to help him do it.
She has insecurities about herself after child birth and trusting a man since the father of her child who abandoned them when he found out she was pregnant.

As they navigate their new found love and meshing their lives together with their crazy families, we also come upon several twists in the story.

I love the fact that we got to see old favorites from the town of River Canyon and the town's Facebook community page is a riot.

    I highly recommend this book.

Kelsey has delivered again. She never ceases to pen a story that is exactly what I need to read and I so needed a
feel good love story. If you love a story where the characters are like your own friends and family in their struggles and trials in life,32 Rowan Blvd, is for you!!
Set in the fictional small town of River City with a zany cast of side characters that you can't help but laugh at. ESPECIALLY CHAZ. We all need a Chaz.
Kev is growing into the man he was never able to be in his 1st marriage. I just love him so, he is funny, loving, talented and has just enough swagger to keep you swooning.
Christy is a sweet single mom who has persevered and thrived through a challenging few years.
The awesome dynamic between her and Kev and their initial meeting feels like fate.
You will love the story that unfolds when these single parents meet and the challenges they face to become a family.

I made it to 43% and just had to stop. I don’t really like kev at all. He don’t seem like a bad guy but just I really don’t like him and his attitude at all.

Kev, Kev, Kev, how can I sing your praises enough? A main character who has a messed up past, acknowledges and works to be a better version od himself, and can admit there's more to learn? I'll take this sort of real human development over a stereotypical alpha any day. Christy was a challenge for me, mostly because she shined a light on parts of myself that need work. How often do we get that gift in a book?

What Kingsley masters in 32 Rowan Road is to write real characters without tricks or zaniness as distraction. Her characters are relatable, and I'd love to get to know them all (which made this book so fun because we get to see a lot of past characters just living their lives through uncontrived cameos). It's a low, luxurious read, not one to rush through. There's no drama for drama's sake, just quality storytelling, love, and a believable happy ending. If you like your books subtle and mature, then this one is for you!

Christy and Kevs story is amazing. You get to know them individually and as a couple. They are two perfectly imperfect people who fit together like two pieces of a puzzle. They just fit and they just belong together. Their story is beautiful as they overcome challenges individually and as a couple. Another amazing story by Kelsey Kingsley. 5⭐️S!

5.0 out of 5 stars Real romance that is full of heart.

Kelsey Kingsley is a master at writing relatable characters. She lets the story do the talking and in 32 Rowan BLVD she delivers a beautiful story of friendship and love.

Christy and Kev’s relationship begins during a time when they are both facing major changes in their lives and starts as an innocent texting friendship which sees them both starting to rely on each other. A chance encounter leads them to meeting and dating. The reality of their experiences made me enjoy this story more.

They both have baggage that impacts their relationship and the author expertly and realistically deals with these situations.

Kev is swoony AF and I enjoyed watching him figure himself out and become the man Christy deserved.

I absolutely loved this story of two lost souls finding themselves together.
