James:

My assignment is simple: go to the Cape and seal the real estate deal for my most important client. No problem. I’m good at my job, I know how to close a sale, and this time won’t be any different.

Until I meet Sawyer, the sexy young bartender I accidentally kiss in the broom closet. Turns out, he’s one of the owners I’m here to negotiate with.

Okay, so that complicates things. As does the fact that he doesn’t want to sell. Or that we can’t keep our hands off each other despite being on opposite sides. And most of all… that I might be falling for him even though I know better. I’ve made the mistake of falling for a younger man before and I won’t do it again.

Sawyer:

For me, family is everything, and nothing represents ours more than the Sea Sprite, the motel that’s been in my family for eighty years. Sure, others (*cough*James*cough*) may describe it as rundown or derelict or in desperate need of a wrecking ball. But I call it our legacy.

I’ve got plans -- big plans to renovate the motel back to its vintage glory. The only thing standing in my way is James Allen, the fancy-schmancy lawyer from New York with his adorable smile, jaw-dropping assets, and his client’s millions of dollars.

James seems hellbent on destroying my future. But maybe there’s a way for us to build a new one together...

Usually when it comes to the third or so book in a series I feel like my review is really just for the purpose of letting another reader who already enjoys the author know that yep, they did it again. It's great. Go ahead and read with confidence you won't be let down. Or the hopefully rarer it was good but maybe not quite as good as the one before. Well I can definitely say that this one is excellent and you should absolutely proceed with confidence in having a good time. But this series is wonderful in a way that not only to I get to reassure those who are already fans, but I can also speak to those on the fence or even new to Lucy/Molly readers. For those on the fence: this series is great because each book has it's own tone. The first mixed humor and sexiness but I felt was a little more lighthearted. The second was a lot more focused on humor. And this third is heartwarming, sweet, angsty, and just a little (tiny bit, not too much) heavier than the previous two. So if one wasn't as fantastic for you as you would have liked, no reason to write the whole series off as I truly believe there's something for everyone. So give this one a try. And while I firmly feel that series should be read in order, although I know from personal experience that things happen, I think that this could technically be read first; again, you won't get quite as much out of it without knowing all of the background, but you should still thoroughly enjoy it.

The story had all of the wonderful attributes Lucy Lennox, and now her sister, has become known for. Lovable, sweet, endearing, sexy, funny, all the feels men and story. I particularly appreciated the deeper messages too which I felt were especially meaningful in today's climate. Sawyer as a conversation asking for advice from his cousin in one part and what she says to him really hits home.

So I had a full and wonderful experience with BTW and Sawyer and James and very much look forward to the next in the series and wholeheartedly recommend this and all of the other stories in this series (plus all of Lucy Lennox's backlist) to anyone who will listen. Happy reading!

The blurb does a good job of telling you what this is about, but here we have 38 year old corporate attorney James, who is sent by his most important client to purchase a dilapidated seaside hotel owned by the same family for 80 years. On his first night he meets an intriguing 26 year old bartender and they share a kiss before James realizes his hot bartender is actually one of the hotel owners. Sawyer has had an incredible amount of loss in his young life, and his dream is to revitalize his family’s legacy. So how can he fall for the guy who is tearing away his dream?

    What I liked:
    - Both characters are well fleshed out. They’re complicated and a bit frustrating and pretty real.
    - Supporting characters were appealing and featured the exact right amount
    - The fact that James’ ex-boyfriend Richard wasn’t a villain (read what I didn’t like for the other side of this)
    - The sexual dynamic was not what I expected, which was a welcome surprise

    What I didn’t like:
    - This all happened VERY fast (like a week?). The characters had spent a decent amount of time together and had some good conversations, but they really didn’t know each other that well. I’m finding that I am definitely a fan of the slow burn more.
    - The resolution to the big conflict was a bit too perfect (though this is romance, so criticizing the HEA for being too perfect is probably not fair)
    - In a previous book (IRL), Richard was a total jerk. Here, Richard is pretty sympathetically portrayed. I had a bit of whiplash because IRL made me eager to see James kick Richard to the curb, and here Richard isn’t actually that bad. He’s the MC of the next book, and I’m all for redeeming a jerk character in his own book, but I’m still not sure which version/impression of Richard is the true one...

But overall I really enjoyed it!

Unlike most series where the eponymous titular character appears in the first book, Oscar's place as the linch pin linking all of the MMCs grows clearer with each novel, he only gets a brief mention at the beginning of the first story, and then grows into a prime position by this third book, BTW.

In addition, having read almost all of Lucy's solo works, as well as those co-written by May Archer, I can hear another distinct voice in the style, plotline and wording in this series co-written with Molly Maddox.

Unfortunately, I can't find to read one of Molly's solo MM works just to compare it to this set of novels,so it may be a nom de plume just for this type of tropes.

I certainly recommend the first three books, as I move on to the fourth, ISO.

BTW is an excellent addition to the After Oscar series. I enjoyed seeing the characters from previous books.
I tried to figure out which author wrote which character, but the blending of their talents makes the piece seamless, yet each character is unique.
The secondary characters are supportive of the storyline, and do what they need to do to ease the story along without taking away from the main characters' time-on-page.
Sawyer and James are a fun and sexy couple. They play well off each other in ways that are believable, humorous, and passionate.
The underlying story is interesting and kept my attention throughout. James and Sawyer's reactions in the difficult scenes show an understanding by the authors of the age difference between these two and how it affects their emotions and logic. I am glad they did not make too big of a deal about the age gap, though.
I enjoyed watching these guys flounder their way into their HEA. I laughed, cried, fussed, and cheered. This book is good stuff, and I hated for it to end.
I look forward to more by these authors.

Once again this pairing between the sisters (authors) has paid off tremendously. Their combined ability to craft an intriguing love story while weaving dramatic tension between the lead characters right from the start leads to tear-jerking moments. From this readers perspective, a book should be easily read yet challenge your knowledge and perspective of the world. It should cause you to question, “what if?” And this one does exactly that. Well done!

Another sweet sweet book from Lucy. I believe that's the end of the series and it was wonderfully done. I'm going to miss these boys and have to wonder if Oscar is out there waiting for his own book....
