4.2 out of 5 stars 507 ratings

What do you do with an irresistible neighbor you didn’t account for in your life?

Caleb had big dreams of opening a bakery when he was young, but they were shattered when tragedy struck, making him the man of the house. His Mom and younger brother depend on him to be strong and support them, even if it meant sacrificing himself. He was resigned to being a cog in the wheel in a job he hated, until his new neighbor moves in and challenges everything.

Zack didn’t do relationships. After his family cut ties with him, he vowed to stick to friendships in the future. However, when his blushing neighbor overhears him mention erectile dysfunction and balls, he can’t let the cute man leave thinking he has issues with his lower parts.

The New Neighbor is book 1 of the Corio Heights series about well, the new neighbor. Join Caleb and Zack’s story as they discover that they can have more than what they resigned themselves to. It features a regal cat, hurt/comfort themes, and lots of blushing.

First of all, this book for me is a 5/5! I really enjoyed reading it. Caleb had dreams of opening his own bakery. But his plans had to change when he stepped up to take care of his mom and younger brother. He becomes an accountant because the work is steady and so are the paychecks. Zack is a consultant for restaurants. He does not do relationships at all. The two men on the day that Zack is moving into the unit close to Caleb’s. The two men become friends quickly but are afraid to move to the next level for fear of ruining their friendship. But both men would like to leave their jobs and work with each other. Zack wants to be his own boss and help smaller business. So his dream would work well with Caleb’s. But they two men need to discuss how they really feel about each other. I recommend reading this book.

Caleb is a young man who loves baking, an accountant who hates his job, a man who doesn’t recognize when someone flirts with him or knows how to flirt, and a son who lost his father at a young age so is afraid of taking a chance on a relationship with someone for fear they will leave.
Zack is Caleb’s new neighbor, owner of Lady the cat, a man who loves to cook, a restaurant consultant who loves his job, and a man estranged from his family who doesn’t do relationships because he doesn’t believe anyone could love him since his family didn’t.
When the two meet, they notice attractive things about each other, but aren’t into relationships, so friends it is, all started over a plate of Caleb’s white chocolate macadamia nut cookies. The more time they spend together and learn about each other, the more the attraction grows, but things are really awkward when thinking of more, since neither has a clue about how to get into a relationship or what it really means.
As the two share their hopes and dreams for the future, Caleb to have his own bakery and Zack his own consulting firm, spend time together and with friends, and support each other, they work toward that elusive thing called a relationship and a belief that another won’t leave and it is possible to be loved.
Great relatable characters working through issues from their youth, great friends to support them, yummy food and desserts, a welcoming family, and a satisfying friends to lovers tale for a rainy afternoon.
    4.5 stars.

Such a fun and endearing story. These two have an instant akward chemistry yet don't know how to take that next step to more than friends. Caleb had a sweet innocence to him that you want to protect and nourish for him to just be himself. Than you have protective Zack who stands up for all around him, especially Caleb and his cat Lady. With a great cast of friends to boot proves to be a promising series.

There seem to be plenty of books out there dealing with the same scenario...gay man moves in next door to a single man (who happens to be widowed, divorced, with young or adult children) who was/is closeted as a gay man. Interactions ensue...mishaps occur...misunderstandings mount..and finally they discover that they love each other and become a loving couple. "The New Neighbor" by Rye Cox falls into this group of novels written for the gay audience. While it had is funny parts, it was basically overly sweet but lacking real direct dialog between the main characters until near the end of the novel. It also seemed to be directed a younger adult gay reader, which I am not.

What do I have to say about Rye Cox's debut novel?

Worth every flipping second! I was dying to get my hands on it. I squealed the second it landed on my kindle and dove right on in. Then, of course, you have to have a little bit of heartbreak right in the beginning. Brace for that.

Caleb is so stinking cute! And the blushing! I cannot with the blushing. Can I hug him? Keep him? Wrap him up in bubble wrap for safekeeping?

Zack and his epic flirtiness and playfulness, and MAN! what a way to meet your new neighbor. Glad he got to clear up that miscommunication in more ways than one.

This was such a fun, super sweet, albeit low steam, first novel (and I love me some high steam so it speaks volumes I loved this and it didn't need it!). It was super amazing and I am super excited to see what else Rye produces in the future. ;)

If deserts and sweetness are your jam, then this is the romance for you. Low stress, no angst, just a couple of mostly adorable awkward characters and their slowly blooming romance. Good character development and a basic plot with no extremes. Ends on the anticipated positive note and provides a hopeful start to the next book in the series.

This is a sweet, gentle, slow burn romance between neighbors. The two main characters become friends, then best friends, then lovers, until they both realize they are meant to be together forever and get their HEA. I found it to be a bit slow, but an overall good story.

I really enjoyed this. It's a sweet slow burn romance, a friendship that builds into a satisfying love story. The story was so cute, I was probably smiling most of the time while I was reading it. If you love a friends to lovers romance, with a side of slow burn, this book is for you. Caleb, Zach and their friends warmed my heart, looking forward to Ian's book already.

A very sweet, cozy love story with no angst, just two very cute men that slowly fall into an unexpected romance, well unexpected by Zack, he'd always wanted to steer clear of connections, just happy with hook ups. A lovely, gently written tale, very enjoyable.
